ECU Blanks Ohio To Complete Series Sweep - East Carolina University Athletics - ECUPirates.com
GREENVILLE, N.C. – East Carolina posted its first shutout of the 2021 campaign Sunday afternoon, coasting past Ohio 7-0 to complete the three-game series sweep inside Max R. Joyner Family Stadium.
The Pirates improve to 8-2 overall for the second time in three seasons under head coach Courtney Oliver. Meanwhile, the Bobcats leave Greenville winless at 0-5.
Redshirt senior infielder Rachel McCollum became the first ECU player to record four hits in a game this season and the first since she herself collected four at Memphis back on March 22, 2019. Junior infielder Ashleigh Inae had a nice day at the dish, going 2-for-3 with three RBI. Additionally, freshman outfielder Logyn Estes extended her current hitting streak to eight games. Mikenzie Vaughn paced the visitors with a pair of hits and a walk.
Junior RHP Whitney Sanford (2-0) was credited with the win in relief as she threw two scoreless innings and limited Ohio to a pair of hits. Holly Brehm (0-1) took the loss after surrendering five runs (one earned) on five hits with a walk and no strikeouts in just 1.2 innings of work.
East Carolina out-hit the Bobcats 12-5, reaching double figures in the hits column for the fifth time this season. The Pirates exit the weekend batting .350 as a team.
Ohio put up its initial threat in the top of the first when Vaughn and Katie Yun singled consecutively with one out. Unfazed, ECU starter Kama Woodall induced a pair of pop ups on the infield to terminate the half inning.
The Pirates broke the game open in the bottom of the second, scoring five runs to build a lead that the Bobcats never threatened. McCollum began the outburst with a single up the middle before sophomore infielder Bailey Ledvina lined a base hit through the left side. Sophomore utility Keira Womack then drew a walk to load the bases and freshman catcher Sophie Wools sent a single through the left side to plate the game's first run. After a fielder's choice force out at the plate, a fielding error brought home the second run and Inae cleared the bases with a three-run double to the right center gap that left East Carolina with a sizable 5-0 advantage through two complete.
Wools put the Pirates ahead 6-0 via a sacrifice fly in the bottom of the third while junior infielder Chandley Garner completed the scoring in the bottom of the sixth with a RBI single that scored senior outfielder Olivia Narron.
The Bobcats attempted to cut into ECU's lead in the sixth and seventh frames, but junior RHP Erin Poepping subdued Ohio's threat each time. With the bases loaded in the bottom of the seventh and two away, Molly Troutman served as the visitors' last chance. She lined out to second to end the contest.
Up Next: East Carolina makes the brief trip over to Buies Creek Wednesday evening for an in-state showdown with Campbell at Amanda Littlejohn Stadium. First pitch is set for 5 p.m.

Tigers Complete Sweep Over Elon – Clemson Tigers Official Athletics Site - clemsontigers.com
CLEMSON, S.C. – The Clemson Softball team completed the series sweep over Elon with an 8-0 victory in five innings on Sunday afternoon at McWhorter Stadium. The Tigers held Elon scoreless over the course of the all three games this weekend. Second-year freshman righty Valerie Cagle surrendered just two hits in Saturday’s victory and improved to 6-1 in the circle this season. Clemson improved to 9-2 overall, while the Phoenix fell to 2-3 on the season.
The Tigers took an early 1-0 lead in the first inning with a RBI single by Ansley Gilstrap to score lead-off batter McKenzie Clark from second base. The inning continued with an additional pair of Clemson runs scored on Marissa Guimbarda’s 40th career homer. Guimbarda, who leads the Tigers with five home runs on the season, also homered in the final play of game No. 2 in Saturday’s doubleheader.
In the fourth, Cammy Pereira registered her first triple of the season, which brought home Arielle Oda from first base. Cagle extended the Tigers lead in the fifth with a RBI double to right field, scoring Gilstrap from second base. Guimbarda also brought in a run for Clemson in the fifth with a RBI-scoring single to left field.
After tearing her ACL just a little over a year ago in Clemson’s inaugural weekend, outfielder Morgan Johnson registered her first career home run to right center field in the bottom of the fifth to end the game and the series in the Tigers’ favor.
Elon’s McKenzie Weber suffered the loss in the circle, falling to 0-1 on the season.
Up next, the Tigers travel to Charlottesville, Virginia for Clemson’s second ACC road series against Virginia (4-5, 2-3 ACC). Game one of the series is set for Friday March 5, at 5 p.m.

After getting absolutely shellacked over the last two games, the Bruins put together one of their more complete wins of the 2021 campaign, building an early lead and stymying the Rangers for a majority of Sunday's matinee matchup en route to a 4-1 victory at MSG.
Following Bruce Cassidy's candid comments on Friday regarding too many passengers dragging the B's down during this recent skid, Boston finally benefited from some secondary scoring on Sunday — with Charlie Coyle (two goals) and Trent Frederic each lighting the lamp, while Charlie McAvoy added a goal and an assist from the blue line. Tuukka Rask stopped 20 of the 21 shots that came his way for the Bruins, who improve to 12-5-3 on the year.
Boston set the tone just seconds after puck drop on Sunday, with both Patrice Bergeron and Coyle dropping Rangers skaters with heavy checks on their opening shifts. Coyle seemed to get the memo following Cassidy's challenge on Friday, with the B's second-line center opening the scoring at 6:41 off of a strong drive to the net against Alexandar Georgiev. Connor Clifton and Frederic helped add to Boston's lead in the opening period — with Frederic tipping home Clifton's shot with 1:46 left in the period to give Boston a 2-0 advantage going into the first intermission.

Despite their 11-5-2 record enter Sunday afternoon, Boston had rarely built such an early lead this season — with the B's last 2-0 first-period lead coming all the way back on Feb. 29, 2020 against the New York Islanders.
But Boston did not take its foot off the gas despite building some breathing room, as the B's held a commanding 23-10 edge in shot attempts and an 8-2 advantage in scoring chances in what was a lopsided second period. Boston's frequent treks into the Rangers' zone were eventually rewarded at 10:20 in the period, with Charlie McAvoy uncorking a rocket of a shot from the blue line that slipped past Georgiev to give Boston a three-goal cushion.
Boston's lone lapse in the D-zone allowed the Rangers to get back into the contest, with Colin Blackwell parting the seas and snapping a puck past Rask at 10:47 in the third to make it a 3-1 game. That would be all the Rangers were able to muster, however, as Coyle iced the game with an empty-net goal to secure two points for Boston and halt the club's brutal slide over the last couple of days.
Aside from Blackwell's tally, Boston made things easier on Rask with a strong defensive showing, outshooting the Blueshirts, 36-21, and limiting New York to just four high-danger scoring chances in over 52 minutes of 5v5 play.

With new highway about halfway complete, Peñitas poised for growth - Progresstimes
With construction on the La Joya bypass about halfway complete, the city of Peñitas is preparing for growth.
Officially called the “U.S. 83 Relief Route,” the project will extend Interstate 2 from Palmview to Sullivan City.
“We’re excited about it, especially because we’re going to have two exit lanes, one on Liberty and one on Tom Gill, so we’re expecting a lot of the traffic to get off here,” said Peñitas Mayor Rodrigo “Rigo” Lopez. “We’re not going to be one of those cities that gets left behind.”
Construction on Phase I of the project, which connects the east side of Sullivan City to Jara Chinas Road, is about 63% complete, according to information provided by the Texas Department of Transportation.
Along with the highway and frontage roads, Phase I involved the construction of a bridge over La Joya Lake.
Anderson Columbia, a construction company based in Lake City, Florida, is scheduled to finish Phase I by February 2022.
Construction on Phase II of the project, which connects Jara Chinas Road to Interstate 2 near Showers Road, is about 47% complete, according to information provided by the Department of Transportation.
Phase II also involved drainage work, which is more than 90% complete.
Pulice Construction — a subsidiary of Dragados, a Spanish construction conglomerate — is scheduled to finish Phase II by May 2023.
Phase I and Phase II cost about $183 million, according to information provided by the Department of Transportation. When completed, the project will extend Interstate 2 by about 9 miles.
The new highway will allow motorists to avoid U.S. 83 between Sullivan City and Palmview, which is prone to congestion during rush hour.
Planning for the project started more than a decade ago. Peñitas worked closely with the Rio Grande Valley Metropolitan Planning Organization and the Department of Transportation throughout the process.
“We’ve been talking about it for several years now and it’s finally here,” Lopez said. “We’re going to be able to see this come to fruition.”
Exits on Liberty Road and Tom Gill Road will position the city of Peñitas for commercial development, Lopez said, adding that about 500 acres of undeveloped land is ready for new businesses.
“We’re looking to attract maybe your franchise, sit-down restaurants and maybe some hotels and stuff of that nature,” Lopez said.
The city is working to market Peñitas to hotels, restaurants and big-box retailers.
“Anything in particular, I wouldn’t want to mention because of the competition that surrounds these types of things,” Lopez said.
Reducing the travel time between Peñitas and McAllen will also position the city for residential growth.
“You can get on the expressway here in Peñitas and be in central McAllen at the same time as if you live on Trenton and drove down Second and got to central McAllen,” said Peñitas City Manager Omar Romero.
More rooftops and retail development will boost tax revenue, allowing Peñitas to expand city services.
“We’re looking forward to it,” Romero said. “And we think that the growth for the city is going to be tremendous after it.”

Bruins bounce back with complete effort, convincing win against Rangers - NHL
The Boston Bruins needed a game like this.
They snapped out of a mini-slump on Sunday afternoon with a convincing 4-1 win against the New York Rangers to bounce back from back-to-back blowout losses.
Charlie Coyle (two goals), Trent Frederic, and Charlie McAvoy all scored goals in the win, while starting goalie Tuukka Rask made 20 saves to help shut down a rather punchless Rangers lineup that is still without a couple of key players.
It was a complete 180 turnaround from what we saw from these same two teams on Friday, and a complete 180 from what we have seen from the Bruins lately overall. Entering play on Sunday the Bruins had lost four out of five games, including the previous two by a combined 13-4 margin, with their only win during that stretch coming against a depleted Philadelphia Flyers lineup at Lake Tahoe.
Sunday’s win saw a lot of Boston’s usual suspects make big contributions.
McAvoy was his usual rock-solid self on defense while adding a goal and an assist. David Pastrnak had two more assists to give himself 18 total points (nine goals, nine assists) in just 12 games since returning to the lineup this season. And Rask made the saves he needed to make while the defense in front of him was sensational in limiting the number of chances against. Boston ended up finishing the game with a commanding 36-21 shots edge.

But the most encouraging development on Sunday was that they received offense from their complementary players.
Charlie Coyle opened the scoring early in the first period when he blew by the Rangers defense with a power move to beat a banged up Alexander Georgiev.
Coyle had just three goals on the season entering play on Sunday as secondary scoring has once again become a problem for the Bruins this season. Their top line of Pastrnak, Patrice Bergeron, and Brad Marchand has been great all season, but the rest of the lineup has struggled to consistently produce offense.
Just 12 minutes later Trent Frederic scored his second goal of the season to give the Bruins a 2-0 lead when he beat Igor Shesterkin. Shesterkin briefly replaced Georgiev in the first period after Georgiev was injured in a collision with Boston’s Nick Ritchie.
It was only a matter of time until the Bruins had a game like this. They are too good, too deep, and too talented to let a slump like the one they were in linger on for too long. On Sunday, everything clicked to help them snap out of it.

Fred Hiatt, the editor of The Washington Post's editorial page and a colleague of slain journalist Jamal Khashoggi, on Sunday said the Biden administration had not done enough to penalize Saudi Arabia after a report released last week linked Khashoggi's death to Saudi Crown Prince Mohammed bin Salman.

And so far, the calculation for him is, you know, he's paid a price and the release of the report last week was a good step forward. But it's not a sufficient price," Hiatt said.
Stephanopoulos noted that the Biden administration is attempting to find a balance between punishing Saudi Arabia for Khashoggi's murder while also maintaining the relationship between the two countries, a sentiment Hiatt and his editorial board have acknowledged as important.
"First, I think this was a missed opportunity to rethink the alliance, and how important is Saudi Arabia now to the United States and why. Why are we making an alliance with a dictator who is making trouble in the region?" Hiatt asked.

"But even more, there's a bigger issue here going on all around the world, which is dictators, like [Mohammed bin Salman], and [Russian President Vladimir] Putin, and [Chinese leader] Xi Jinping are not only repressing their own people, but they're reaching beyond their borders to harass, intimidate, kidnap and assassinate," Hiatt continued. "And it's a way of striking fear at home and abroad. And if the United States and its fellow democracies don't stand up against that, then we're going to live in a world where nobody feels safe anywhere, not even inside the borders of the United States."
The Biden administration announced punitive measures against multiple Saudi officials on Saturday after the release of the Khashoggi report, though it stopped short of issuing punitive action against the crown prince.
Khashoggi , a U.S. resident, was killed in October of 2018 while inside the Saudi consulate in Istanbul. He was reportedly suffocated and dismembered by a Saudi hit squad with ties to the prince.
“Since 2017, the Crown Prince has had absolute control of the Kingdom's security and intelligence organizations, making it highly unlikely that Saudi officials would have carried out an operation of this nature without the Crown Prince's authorization,” the intelligence report read.

He’s been featured on “Good Morning America” and other national news shows, dancing in his medical scrubs. He’s garnered millions of social media views for making people smile with his viral dance videos and has been dubbed the TikTok Doc.
Now Jason Campbell is named as a defendant in a multimillion-dollar lawsuit, accused of sexually abusing a former co-worker at the Veteran Affairs Medical Center in Portland, where he sometimes worked as an anesthesia resident.
A lawsuit filed late Friday in federal court in Portland alleges Campbell harassed a woman social worker from January through March last year, sending a pornographic photo of himself through social media and sexually charged text messages.
Then on March 12, the suit alleges, Campbell went into the woman’s office area at the medical center, crept up behind her and forcibly pressed against her so she could feel his erection.
“Plaintiff was terrified and yelled at Dr. Campbell to leave,” the suit says. “Plaintiff followed up with a written message, ‘Don’t EVER surprise me by getting in my physical space.’”
Campbell responded by text message, “I should’ve asked. I’m sorry,” according to the suit and a screenshot of the text exchange.
The woman complained to Oregon Health & Science University in early April about the alleged sexual harassment and nonconsensual touching.
The suit also names OHSU, where Campbell worked as a second-year resident and was given a pass to access the premises of the VA center, located next to OHSU on Marquam Hill.
An OHSU investigation concluded in August that Campbell had violated its harassment policy and code of conduct with unwanted touching and sending inappropriate electronic and text messages, including an unsolicited picture of his erection through his scrub pants.
The investigative report obtained by The Oregonian/OregonLive describes Campbell entering the woman’s office during work hours, walking up behind her while she reached into a cupboard with her back turned and then pushing against her “including pushing his penis into her backside.”
Campbell’s actions continued despite the woman’s repeated admonishments that she wasn’t interested in him beyond being friends and that his inappropriate comments and behavior were unwelcome, according to the report.
The investigators recommended “appropriate” discipline but didn’t identify what that would be.
Campbell is no longer an OHSU resident, according to the suit, but living and working in Florida.
Campbell, 32, and his lawyer Kristin L. Olson didn’t return phone, text and email messages seeking comment.
The woman, who is not named in the suit, reported the allegations to Veterans Affairs police. A detective conducted a separate criminal inquiry and forwarded the case to Oregon’s U.S. Attorney’s Office for review on a potential harassment charge. No prosecution was pursued.
The suit also claims that OHSU leaders “bury” sexual misconduct complaints by shaming and retaliating against people who report harassment while protecting those accused.
The university doctors, faculty and supervisors haven’t routinely reported sexual misconduct allegations to the OHSU human resources office, equal employment office or Title IX coordinator, as required by its policy, the suit says.
In Campbell’s case, OHSU and its leaders continued to glorify the resident and his viral dance videos despite knowing of the woman’s sexual harassment complaint against him, according to the suit.
The woman shared details of her allegations against Campbell with at least 13 OHSU employees, including six in leadership positions, the suit says.
One assistant professor of medicine divulged to the woman that he had received a “strikingly similar” allegation about Campbell more than a year earlier, telling her: “I would say unwanted physical contact is the common denominator,” according to the OHSU investigative report.
OHSU spokeswoman Tamara Hargens-Bradley said the university couldn’t comment on the suit’s specific allegations but she issued a statement.
“OHSU does not condone behavior as described in the lawsuit. We are continuously working to evolve our culture, policies and practices to provide an environment where all learners, employees, patients and visitors feel safe and welcome,” Hargens-Bradley said by email.
“We take our role seriously in being part of the change that needs to happen across our country to end discrimination and power dynamics that allow for harassment,” she said. “We remain committed to these ideals and will continue to prioritize them as a public leader in health care, education and research.”
Campbell, according to the suit, told another doctor that he was under investigation for having “fallen into a woman” at the Veteran Affairs Medical Center.
In interviews with the OHSU investigators, though, he gave a different account, according to OHSU’s report.
He said he went to visit the woman in her office and was seated when the woman turned around and was trying to reach something high up in a cupboard. He said he reached over her “as a gentleman” to help her grab the item and the woman immediately motioned to him to move away from her, the report says.
Campbell told investigators he believed that any text messages he exchanged with the woman were of a “mutual” nature and he never intended any sexual innuendo, according to the report.
His “shifting’' denials weren’t credible, the investigators noted.
He told OHSU investigators that he had no records of his electronic messages with the woman.
The woman presented investigators with 160 pages of electronic messages between the two via text, Instagram and Facebook.
In one sent Jan. 28, 2020, she wrote, “Hugs are organic” and Campbell replied, “They are. But I’m fit. You’re….fit….there’s the orgasm.”
He followed up, “I mean organic (stupid autocorrect)”
Investigators attempted to duplicate the alleged autocorrect error on iPhones using “orgasn,” “orgassm,” and “organi” but couldn’t, according to the report.
In another message, Campbell wrote to her, “...my place is close to campus cough…”
Another time he wrote, “I just wanna hug from behind without you yelling at me. No neck biting! Mishuuu,” according to the OHSU report.
“No hugs from behind ever,” the woman wrote back.
Again, Campbell blamed autocorrect. “Rightttt(.) Clearly that was my autocorrect. Smh.”
On Jan. 24, 2020, Campbell sent a self-deleting photo on Instagram to her that showed a picture of his groin with an erection visible through his scrub pants, the suit alleges.
She responded, “Don’t you have a girlfriend?”
He wrote back, “Oh that last picture somehow snapped while I was trying to send you a video explaining this crazy case I have,” according to the OHSU report.
That same day, he sent her a video message on Instagram that said, “you look tasty,” the suit says.
“The totality of the messages leaves the reader with a firm feeling that Campbell intentionally pushed the envelope of sexual innuendo despite multiple warnings” from the woman, the OHSU investigators wrote.
The suit faults OHSU medical personnel for failing to formally report the woman’s complaint of alleged sexual misconduct involving Campbell.
OHSU’s report, for example, describes Dr. Esther Choo offering to “sit down” and discuss the matter with Campbell or his program director when she received text messages from the plaintiff disclosing the allegations against Campbell, according to OHSU’s report. Choo is an emergency medicine doctor who is a founding member of the national Times Up Healthcare program that aims to promote workplaces free of gender discrimination.
The suit cites a 2019 survey that OHSU conducted of its staff and students, in which 26% of respondents said they had been the victim of sexual misconduct within the prior three months, while 22% said it had happened a year or two prior to the study.
The woman’s lawyers Michael R. Fuller and Kim A. Sordyl are asking the court for an order that would require OHSU to adopt “adequate safety procedures and policies” to ensure no other women are exposed to sexual harassment on its premises.
The suit alleges sexual assault, battery, intentional emotional distress, invasion of privacy and negligence against Campbell and OHSU.
It seeks up to $4.5 million in damages against Campbell and OHSU and punitive damages of up to $40.5 million against Campbell.
The woman asked OHSU to cover mental health therapy for her. OHSU agreed on Sept. 9 to pay about $6,000 directly to her health care provider but 21 days later told the provider that it wouldn’t pay for the therapy “because OHSU’s sexual misconduct fund had run out of money,” the suit says.
OHSU’s attorney later told the woman, according to the suit, the school would pay for medical treatment on the condition that she sign a full release of claims.

After being delayed for nearly two months by the coronavirus pandemic, the 78th Golden Globe Awards are set to take place Sunday night. Legacy and memory: Wife steps in to complete late husband's in-development projects - Crain's Detroit Business
Eric Means didn't know he was about to pass away.
But he had a pretty good idea his baby daughter was about to live.
It was Aug. 17.
The developer had earlier in the day found out 7-month-old Willow had been approved to be listed for a heart transplant when he collapsed in his office in the Buhl Building downtown while on the phone with others working on a $40 million-plus development in Highland Park and Detroit.
Means, 48, tried to add another person to the call.
He disconnected from it briefly.
Then permanently.
"Within hours of our daughter being listed, he was gone," Tracy Means, his widow, said.
Now she is shouldering the weight of a young family — Willow, now 1 and recovering from a late October heart transplant, and daughter Arie, now 3 — in addition to helping manage a pair of complex developments in Detroit and Highland Park totaling nearly $100 million.
One, the $50 million Cambria Hotel on Lafayette and Third, is nearing completion, set to open in the third quarter.
The other, a 450,000-square-foot warehouse/industrial building called Means Logistics Park, has been an uphill climb as the 40-year-old has been unexpectedly thrust into the high-octane, high-stakes world of real estate development.
"I had to get involved," said Tracy, who is vice president of market operations and strategy for Henry Ford Health System, operating in yet another high-octane, high-stakes world.
"Even though I don't work in the development field, I understand strategy, I understand ops. I have the foundation, but you have to be a quick study."
Even under normal circumstances, the development process was challenging.
Couple that with its main proponent dying in the middle of it and the project could have easily turned south very quickly.
Not long after Means' death, there were questions about whether the new building would be completed, those close to the project said.
"There was this big void," said Gary Grochowski, the director of agency leasing for the Southfield office of Colliers International Inc. who has been working on Means Logistics Park for the last three years. "In the 72 hours after Eric passed, we said, 'Is this project still going to happen? What are we going to do here?'"
"There were probably six or seven vendors I talked to. Everybody said they knew Eric was gone, but they still wanted to do this deal, even if they didn't have a contract that's valid right now. They would still move forward, even in the midst of the unknown," Grochowski said.
Beyond even that, there were — and still are — bureaucratic hurdles to clear.
"If you normally solve for two or three of these unique variables in terms of a street vacation or a rezoning, we have five of them in two different cities," said Kyle Morton, vice president of development for New York City-based industrial and warehouse developer Ashley Capital, which has an office in Canton Township and became involved with the development after Means died.
"We had 10 issues and we are now down to two," he said. "Detroit still needs street vacations and rezoning."
There were about 300 parcels that needed to be assembled across Highland Park and Detroit for the 32 acres at the Davison Freeway (M-8) and the Lodge Freeway (M-10), an area that had been ravaged by a 1997 tornado and years of economic decline.
Brian Holdwick, a consultant on the project and former Detroit Economic Growth Corp. executive who is now head of Detroit-based Holdwick Development Group, said eight different government agencies worked on things like titles, rezoning and brownfield incentives.
"We are close, but are not there yet," he said.
Vacant houses still dot the site, to be cleared for the new building.
"It was either abandoned or people took insurance proceeds and left," Grochowski said. "Then you had abandoned homes and illegal dumping and squatters in there."
He said there were 35 private properties owners that had to be negotiated with, and about half of them had homes, around 10 of which were owner occupied. He said the homes were bought for $60,000 or $70,000, when they were worth about $20,000.
In one well-publicized example, Means' company, The Means Group Inc., let longtime Highland Park resident Doris McCarver, whose house of nearly 30 years was in the building's footprint, pick out a new home in the city and completely renovated it after the company bought it for her. She moved in November 2019.
Much of the heavy lifting also had to be done at the county level, said Khalil Rahal, assistant Wayne County executive in charge of economic development.
"All these properties had title issues, really bad clouded title," Rahal said. "They had all gone through foreclosure and ended up in the (Wayne County) land bank's inventory after years and years of falling through the system."
For Morton, it's a testament to resiliency.
"I would be shocked to find another developer or someone willing to take a project of this scale with so many issues with it," Morton said of Means, a U.S. Navy veteran.
The ultimate end user for the building has not yet been finalized, although Grochowski said it's expected to be either a logistics/warehouse user or a Tier One automotive supplier because of its proximity to the General Motors Co. Hamtramck plant and the FCA USA LLC Mack Avenue plant.
Regardless, the building should come to the market at a time when industrial and warehouse space is being built at one of the briskest paces seen in recent memory.
According to the Southfield office of New York City-based brokerage firm Newmark, in the fourth quarter there was a 10-year high 5.72 million square feet of warehouse/distribution space under construction.
Between the first quarter of 2010 and the third quarter of 2014, there was no warehouse/distribution space being built. But every quarter since the fourth quarter 2016, there has been no less than 1.62 million square feet being built.
It comes as the warehouse/distribution center market is at a 10-year low for vacancy, sitting at just 1.3 percent in the fourth quarter, according to Newmark. The vacancy rate peaked in the third quarter of 2010, when the market was 28.3 percent empty.
Some are requesting more of the Means Logistics Park developers.
For example, representatives of Soulardarity, a Highland Park-based 501(c)3 nonprofit focused on solar street lighting in the city, and HOPE Village Revitalization, a Detroit community development corporation, outlined concerns in a letter that the project developers wouldn't be receptive to neighboring community needs and called for the creation of a Community Advisory Board for the project, referred to in some documents as "Project Greystone."
Quarterly meetings with the developer and the advisory board, and more frequent email communications, were requested, and it would address things like construction noise, traffic, road maintenance, clean air and water and other issues potentially arising from the project.
Jobs, renewable energy and community beautification are also among the concerns described by the groups.
"The concerns in this letter reflect the concerns raised by community members at various community meetings and hearings and come from people and organizations on both sides of the municipal border, united in our shared vision for a sustainable, just, and equitable future for our communities," the letter reads. "We believe that Project Greystone has the opportunity to be part of that vision, if you are willing to work with us."
For Tracy Means, completing her late husband's in-development projects is about both legacy and memory.
How the eventual ownership and potential disposition shakes out in the end, however, is under deliberation. At this moment, she has no long-term plans to remain in real estate development.
"I'm evaluating the portfolio to see that because I know he built them for the legacy as far as his family, so I'm trying to determine what makes sense to retain within The Means Group," she said.
There is a services component to the business — which does things like filling pot holes, for example — that will remain intact, Tracy Means said.
Regardless, those who knew Eric Means well said the Highland Park effort will be a project that reflects not only his keen eye as a developer but also his compassion and people skills.
"He had an energy to a room and to a deal that could be very positive," Grochowski said. "He wasn't a pushy salesman type of guy. He was just hardworking, charismatic and wanted to be able to keep everybody positive and going on the same path."
He had dinner with families in the neighborhoods he was building in.
He went to church with them, Tracy Means said.
"He was such a passionate person about all things community," she said. "When I say 'community,' I don't mean ZIP code. A community to him was a ZIP code, but it was the people that call that ZIP code home ... He truly cared about people, in building people up and investing in people, and that is really what drove the work he did."
"Without him falling in love with the community and seeing the opportunity in the area, this project wouldn't be here today."
